Nice location to parks and town. Don’t reserve R70 or R71 or you’ll be staring at a large maintenance bldg and have dumpsters 10 yards from your picnic table while paying over $100 a night.

The Good , The bad , AND The Ugly.
the good……level site, pull through, gravel, internet ok….nice laundry and great showers The bad……the river had recently flooded and caused a plethora of mosquitoes, to the point that you had to be completely covered by long sleeves, & pants and a hood to get outside …..not super for Moab temperatures . staff was rather non responsive re: the mosquito infestation, shrugging their shoulders and chalking it up to the river flooding. Interestingly enough at 90 plus bucks a night for a “ resort” one would imagine that they might provide a bug spray or have some available to purchase, but no……there was none….I asked if I could put up my side tent ( it attaches to my camper) so we could be outside …NO. Unequivocally, no. Yet other people had screen rooms up?!? Seems like those rules don’t apply to everyone. Pool was out of the question due to mosquitos The ugly………the 1980s era bathroom in the site no AC…Pictured bathrooms and showers are quite a walk away from sites , but they do exist

Nice Park, BUT
We stayed here for 5 nights. The staff was EXTREMELY friendly and helpful. The park was very well maintained and clean. We were in Site 41, a back in site situated somewhat in the middle of the park. Most sites are fairly level with a gravel base. They do permit some minor repairs and the mobile RV technician they recommend, his name is Mike, was very efficient and thorough! In fact, the only issues we experienced were the almost worthless cable TV connection and throttled internet connection. The cable connection issues were, of course, blamed on our connection cable. If it were not for the ROKU Channel, we would not have had any watchable TV. And in honesty, they do warn you about the throttled internet connection.

Disappointed
We stayed here a couple years ago and it was beautiful. Came back again this year and it was disappointing. We stayed in the premium sites and none of the landscaping has been maintained. The southern pool and bathrooms have been closed for over a year. The ponds are almost dry. Spoke to the HOA president and the property had just been sold and they were hoping to see improvement. These are probably the largest and most accommodating sites in Moab. The location is good off the highway and convenient to town and the national parks. We would stay here again but hope the new owners bring it back to the beautiful place it was.

Think Before You Book
Booked a space and because of a family emergency we had to cancel. Called 10 days prior to our reservation and was told that their cancellation policy is 2 weeks. We have traveled all over the US and have never had to cancel more than 72 hours prior to arrival. Will not be staying here the next time we travel through Moab.

Great location but pool was not the cleanest and spa was temporarily out of service which was a bummer. Would stay again!

Very Nice Park
Stayed late May 2019.Great location...Pool is available to short term but it was too cold for swimming during our stay. Showers were great... Clean and large. Staff was welcoming and friendly. Be sure to reserve in advance but beware of cancellation policy... 2 weeks notice. They clearly state it but it was surprising just the same.

This park discriminates against service animals, which is against the law. They also charge extra for babies, even if it’s a newborn!

Nice Park
Nice park, heated pool and hottub open till 10. Showers right by pool. Overflow area was 5.00 bucks for the day as we wanted to do arches ntl park but not atay another night . Good dog area too

Way Too Much Money
Pool isn't for guests. Only for owners. This place is hotter than hell in the summer. If you use the wifi for anything other than checking email they will block you. Nice enough owners but this place sucks! Go a mile north there is a much better campground.

Park was clean and staff was friendly & helpful. They went above and beyond when our cable went out during the NBA playoff game. Would recommend and stay here again!

Not Friendly
Was not happy with how we were treated by grounds crew or staff. We're an older couple and don't need much. Would not stay again.
