Different, but a nice park

This place is different, all the sites are privately owned and the park is managed by an HOA. A few owners (maybe 10 or so) have their sites vacant and travelers can rent those like at a regular RV park. The rest of the park is permanent or semi-permanent trailers, many of those are AirBnB rentals, the rest are owner occupied. The park is clean and well-managed, has a breakfast/lunch restaurant on-site, and nice pool and playground.

Not What It Used To Be

We stayed recently and were disappointed. Shower house closest to our site was not working. The odor of raw sewage was in the air which brought gnat swarms which made it hard to even sit outside. We actually left a day early. Have stayed there numerous times and never had these problems.

The absolute finest camping facility within easy driving distance of Gatlinburg, Pigeon Forge, Dollywood, Townsend, and the Great Smoky Mountains National Park.

Great place to camp. Very nice!
